To all members of LDYC Lake View Estate You may be aware that the club is developing the property next door – on our western boundary, as a sectional title residential estate. The 43 stands were allocated some 12 months ago and several of the original buyers have withdrawn from the scheme, which means that this presents an opportunity for members who may have missed out originally or new members to buy into the scheme. The stands are selling for 313,500.00; 279,300.00; 228,000.00 vat inclusive – the costings comprise an amount of 2,700,000.00 being the fixed purchase price to the club and some 7 million being the cost of the infrastructure. This is based on a revised costing that was undertaken earlier this year and was projected to the end of 2007. This is a non profit development and buyers will benefit accordingly, however escalations in infrastructure costs, should they occur, will have to be bourn by the buyers. The payment for the land is to be in 6 quarterly instalments with the first instalment being due on signature of documents. Municipal approval is expected in the 4th quarter of 2007 and we expect to begin the infrastructure 1st quarter of 2008 and building can commence shortly thereafter. The project with costs, designs, layout and information is on www.lakeviewestate.co.za The vacant sites will be sold at 11:00 on Saturday 14th July at the clubhouse and if there is contention for particular sites or should we be over subscribed then a points system will be used, points being allocate for the length of time one has been a member and for sitting on committees etc. as per the club handbook.
